How do I take up a loan against my property with you?
We offer short term loans secured against residential or commercial properties via a first legal mortgage on the property. In instances where the property has already been mortgaged, we will reach out to your existing financier, with your consent, to refinance the property and take over the mortgage

Our application and approval processes are streamlined to ensure that we complete the transaction as quickly and smoothly as possible. For unencumbered properties, the entire process from application to funding can be completed as quickly as within 2 weeks.

 

There is also a difference in the key lending considerations. Our primary consideration is on the disposability and the value of the real estate that is being put up as security for the loan, while the banks typically places a large emphasis on the credit rating and income of the borrower.

Our loans to individual borrowers are all in accordance to the Singapore Moneylenders Act.
Our loans are typically designed for short term funding, and may range from 6 to 12 months. These loans are generally interest servicing loans to minimize the cash outlay of our borrowers during the loan tenure.

As an alternative lender, our emphasis also lies on the value of the real estate in question. A bad credit history should not indefinitely exclude an individual from borrowing, and we believe that credit scores should be assessed alongside with the value of the property.

 

We will also encourage supplementing the strength of your application with an additional guarantor.
